Commercial mold is a business problem
Mold in a commercial building affects more than walls and ceilings. It can close offices, disrupt retail sales, raise concerns among tenants and employees and create liability questions for owners and property managers. Commercial properties also tend to be larger and more complex than homes, with shared HVAC systems, drop ceilings, multiple occupants and access restrictions that shape how remediation can be done.
Our commercial team in Ames, TX begins with a walkthrough alongside your facility manager or owner. We look at the affected areas, trace moisture sources such as roof leaks, plumbing failures or HVAC condensation, and consider how the space is used day to day. From there, we build a remediation plan that accounts for occupancy, business hours, building access and any requirements from your insurer or property management company.
The best commercial remediation is the one your customers never notice.
Containment and phasing in occupied buildings
In commercial settings, it is often necessary to keep most of a building operating while one area is remediated. We use containment barriers, negative air pressure with HEPA filtration and controlled access points to isolate work zones. Where HVAC systems serve affected areas, we coordinate isolation or shutdown of affected zones so spores are not distributed through shared ductwork.
Larger projects are frequently phased: one suite, floor or section at a time, with work scheduled during evenings, weekends or other low-traffic windows when possible. This lets tenants and staff continue working while remediation progresses. We communicate schedules clearly with your team and adjust as needed so critical operations are not interrupted.
Commercial mold concerns often start with
- Stained or sagging ceiling tiles in offices or corridors
- Musty odors reported by tenants, staff or customers
- Roof or plumbing leaks that were not fully dried
- Condensation around HVAC equipment or ductwork
- Visible growth in restrooms, storage rooms or mechanical areas
Documentation and clearance
Commercial clients need a clear record of what was done. We provide scope documentation, photos before, during and after remediation, moisture readings and a summary of materials removed. This supports insurance claims, tenant communication and internal records. For projects where independent verification is required, we can coordinate with a third-party environmental consultant for post-remediation assessment.
After remediation and verification, damaged building materials are replaced so spaces can be returned to service. We also discuss preventive measures such as roof maintenance, HVAC drain line checks or improved humidity control that reduce the chance of recurrence. The aim is to resolve the problem thoroughly and help you get the property back to normal operations as quickly as practical.

What homeowners and managers said
We had mold above the ceiling tiles in two office suites after a roof leak. They phased the work over weekends so our tenants barely noticed, and the documentation made the insurance claim straightforward.
Professional crew, clear schedules and tidy containment. Our store stayed open the whole time.
Before you call: quick answers
Q.Can the building stay open during remediation?
In many cases, yes. Containment, negative air and phased scheduling allow unaffected areas to continue operating while work proceeds in isolated zones.
Q.Do you work after business hours?
We schedule evening and weekend work when it helps limit disruption to tenants, staff and customers, depending on the project and building access.
Q.Can you coordinate with an independent consultant?
Yes. When post-remediation verification by a third party is required or preferred, we coordinate with the consultant you choose.
